Who You Are

AstroLabs is expanding its coworking footprint in Riyadh with a new space in the heart of KAFD. As the Construction Manager, you will lead the end-to-end execution of this 8–10 month fit-out project, overseeing contractors, managing timelines and budgets, and ensuring full compliance with KAFD’s construction regulations.

You’ll act as AstroLabs’ on-the-ground project manager, conducting daily site visits, maintaining quality standards, and keeping the project on track for successful delivery. Beyond execution, you’ll provide regular updates and insights to our internal teams, making sure leadership stays informed every step of the way. Key Responsibilities

  • Project Management: Lead the construction phase of the coworking site, from initial build-out to final inspections, ensuring all work is executed to the required specifications and is within the CAPEX budget.

  • Coordination: Liaise with architects, engineers, contractors, and internal teams to ensure seamless communication and timely resolution of issues. There should also be coordination with the Interior / Design & Operations team. Coordination with the IT team on set up etc. 

  • Budget & Cost Management: Manage the project budget, track expenses, approve payments, and ensure that construction is completed within the allocated financial parameters. It will be part of the role to assist in preparing the BOQ (Bill of Quantities). Assisting and finalization of procurement material for Civil, electrical, HVAC and other items

  • Timeline & Scheduling: Develop and maintain construction schedules, ensuring that milestones and deadlines are consistently met. 

  • Quality Control: Inspect work throughout the construction process to ensure adherence to design specifications, safety standards, and building codes.

  • Risk Management: Identify potential project risks and develop mitigation plans to ensure timely and cost-effective project completion.

  • Reporting: Provide regular progress updates to stakeholders and management on the status of the project. There should be a gantt chart agreed upon with a weekly update. There should be a weekly site visit or as needed. 

  • Compliance: Ensure all local, state, and federal regulations, building codes, and safety standards are strictly adhered to throughout the project.

  • Vendor Management: Select, negotiate, and manage relationships with suppliers and subcontractors to ensure high-quality work and materials. There should be a minimum criteria of selection by getting at least 3 vendor quotations. 

Job requirements

  • You have a bachelor’s degree in Construction Management, Civil Engineering, or a related field.

  • You bring 5–7 years of experience managing construction projects  within commercial or coworking space environments.

  • You are an Arabic and English speaker

  • You have a proven track record of delivering fit-out projects on time, within budget, and to a high standard.

  • You understand construction processes, materials, and building systems inside out.

  • You’re well-versed in local building codes, safety protocols, and KSA-specific construction regulations.

  • You’re an effective communicator who can confidently manage contractors on-site and report clearly to executive stakeholders.
